@Andrew Page I agree with Charlie and have the closing attorneys line up both closings. Banks usually don't give you a land loan unless you have history with them and/or a builder.

@Eric Stafford I'm a residential RE agent and know Commercial sales are a different animal. The chances are much higher to screw up deals and closings take so much longer to close.

I agree with driving the neighborhood at different times. I'd ask a local property manager if I hired your company to manage my properties which neighborhood should I purchase my investment properties in.

Hi Mark, I'm an agent and an investor in MA. What towns are you referring to? Let me know what you're looking for and I'd be glad to help. Most investors want to invest in multi families to get more than one rental income. On a single family if the tenant is late with the rent or doesn't pay you still need to pay your mortgage vs on a 2-4 units you have other tenants paying the rent.

Congrats on your purchase Julie! I understand how you feel and the costs associated, but the best thing to do is to resolve the issues especially if you're a buy and hold investor.
