      There are several lender programs out there and great suggestions here @ BP. I wouldn't suggest putting down 25% either, put down as little as possible and don't worry about an llc now, this is your first purchase & you'd most likely want to house hack to get a better mortgage rate.

Guys great information and I agree we live in a litigious society and will need to protect our assets from time to time. I think once Doug hangs his licence, the office manager/owner will have a conversation about the risks and rewards in the wild, wacky, wonderful RE business.
