     I agree with Kevin, I'm a Realtor with Century 21 and I didn't sell my  personal residence. No matter how good of a negotiator you are, there's someone out there a little better that you and it's always good to have an arms length transaction. I find that it's hard to think clearly if you're in it. A good agent gets you more that what you pay them for.

Hi Cassandra,

     I'm in Massachusetts and don't know too much about Maryland laws. You might want to consult with your accountant who should be part of your team. Usually if you lived 2 out of the last five years in your primary residence and up to a certain dollar amount you'd keep as your financial gain. I've know people who move every 2-3years and keep their gains as they move to another primary resident. It doesn't matter if you downsize or purchase a larger and more expensive home. There are many other advantages as well. As to your other question with banks, I think it's always good to use OPM, other people's money.  Good luck and I hope this helps. Thanks, Corey
