Thanks @Tory Kelliher, yes I found out about it after the fact from one of the neighbors. They have no living relatives, that's what I'm trying to figure out what the next step is. Who would the state appointed lawyer be?

That's correct @Dave P., we're in the relationship business. I'm a firm believer in Warren Buffets saying, "It takes 20 years to establish your name and only 5 minutes to ruin it".  Be transparent and do what you say your going to do and people will call/email and text you deals.  So many deals come across my desk these days and I cherry pick them, the rest I punt and connect with people who are looking for projects.

Hi @Dave P. what I usually do is find the funds first, once you're established the deals will come in. Most private money lenders were once RE Investors and know the business. Most private money guys want you to have skin in the game first before they dish out any funds.

That's great advice @Tory Kelliher, I came across a property where the seller was adopted out to the country, never married, no living relatives and died without a will owing back taxes. I went to town hall to get more information and a death certificate and the town said no because it has their ss number on it. What's the next step?
