Thank you @Brett Kash. Very much appreciated. I am looking to use my VA to get me into a 4-family to house hack while I work and look for my next investment. It looks like small multis is the route for me given the tools I have available to me. I'll be managing properties myself early on, and when my portfolio gets to a point where outside management makes sense I'll move in that direction.

@Marcus Auerbach I was at North Shore prior to some things going on where I needed to take a step back for a little while. By years end I will be back in the same office more than likely. I definitely plan on attending BOLD. I hear great things about it.

Hello BP,

I'm Cordell, born and raised in Milwaukee just moved back a few years ago after serving 5 years in the Marines and doing some welding work out of state. I am currently attempting to throw myself into the market and purchase my first investment property. I am a licensed realtor in the city and have done a ton of self research in books and learning through the deals I have done as a realtor. Just trying to find positive people in the game to connect with, learn from, and assist however I can. I have the time and work ethic to help an experienced (more than myself at least) investor take the next step in their growth in exchange for the experience. Good Afternoon fellow BP'ers,

To start out, I recently passed my licensing test and got it placed with a popular broker in Milwaukee, WI. My long term goal is to use my license more for investing than for operating as an agent, but I made the decision to work in the field and learning as I build capital to invest. In the meantime, I intend on working city properties (foreclosures), expired properties, and probate leads. I am looking for any insight on how to handle the process of dealing with probate leads after capturing them. Currently, I go the state website and pull the public records that have an attached inventory which states whether or not there is real property attached to the case, then pull the actual record from the courthouse. I'm not sure if this is the most efficient method, but its what I have to go off of right now. If you have any suggestions it would be much appreciated. I am also looking to get together with any investors who are seeking an agent in the south eastern Wisconsin area. Again I am a new agent, so I don't have a huge workload which in turn means that I have the time to work with clients closely. Any and all responses are appreciated. you were all correctangular in reference to the VA loan and the number of units. Good thing I had a few properties in line for viewing with the agent today. I saw a couple of 4-plexes that interested me. One is asking 339k and each of the 4 units rent for 850. Of course subtracting the one I would occupy.

You might have done that already.  If the numbers don't work there is no point in going on to the next step.  

The next step is the condition of the property and how much the necessary renovation will add to the cost of the 6 plex and running the numbers with the renovation added to the cost.

 What questions do I need to ask the agent about the property?

Good afternoon/evening BP,

So I'm in need of the communities help. I have set up an appointment with my real estate agent to look at a 6-plex in Milwaukee. I'm unsure of the next step. I intend to use my VA loan to purchase this property (or one soon). What should I expect when meeting the agent at the property?

I am also a new member on BP, in the Houston and Milwaukee areas. A few things that I have been doing since I have joined just to give you an idea of the site;

1. Read the Ultimate Beginners Guide to Real Estate investing found here:https://www.biggerpockets.com/real-estate-investin...

2. Set up keyword alerts for your city or the properties/niche you are interested in

3. Listen to the podcasts (They are incredibly informative and have taught me a lot)

4. Participate in the forums and build as many relationships as possible.

5. Read Real Estate Rewind. A book written by 12 different successful real estate investors from BP. Its about how these authors would do things if they started over in the real estate investing business today.
