Does anyone have state approved purchase and assignment contracts on file that they would be willing to share?

I have chosen these areas because these are growing cities, with lots of young people moving in and most of them have plenty of access to nature and hiking and biking opportunities.

I have a fair credit score but my debt to income ratio is very poor. I am trained as a lawyer and have thousands of dollars worth of student debt. I work in the public sector generally and don't make enough to counteract the federal debt to income percentage.

I have not been able to save any money for a down payment due to trying to pay down my student loan.

I have recently inherited a small amount of money enough for a down payment on a property (hopefully). 

I have read a few books, like 'How to Invest with No Money Down', and 'Property Investing for Dummies', but I am curious if anyone has any general advice in the current property market.

Mostly, I just want to meet some people who are doing the same thing and/or have done the same thing so that as I move forward in this process, I will have a support/resource community.

Usually on the top right corner, the first thing you should highlight is your number, email, etc. Links to any testimonial, twitter or facebook links to your pages if you have them would be nice to have as well. Testimonial with pictures will be more useful then just text. You should also have a contact us page where someone can easily reach you if they have any questions. Hope that helps.

So I am in the midst of creating my website for my business, and I am wondering if anyone has any suggestions on things I should ensure are included. Any and all suggestions/help are welcome and very much appreciated. Thank you all in advance

I've been meaning to submit an idea to @Brandon Turner and @Joshua Dorkin that I've seen on other forums that I use. That's to have a "Regional" section of the forum, broken up into NE, SE, SW, NW, MW sections, further broken down into states. Within the state forums I've even seen people "sticky" (are you familiar with this?) individual cities. It's really helpful in the forums I've used before. Just a thought.

It'll catch on as long as we be sure to use it. As far as general contractors, I'm still new and have yet to do my first deal, but I'm all in as fad as my choice to do REI

I did a search for a forum for investors, agents, lawyers, etc specifically in the Houston and surrounding areas which came up empty. So I thought I'd create one where we can discuss deals, the market, suggestions, and anything else that may come up. Hopefully this goes well because it could be of big value to everyone in the area. If you are in the Houston area please participate in this forum. You never know who you could meet that could take you real estate journey to the next level!!!

I have done more than my due diligence in preparing myself for this journey ahead. Ive been listening to the podcast for about a month prior to joining BP. Ive already joined 3 REIA's in the Houston area (and I will be going to the event you shared, thank you for that). What BP has done is really amazing. Its invaluable to be able to meet people like yourself and be able to provide some sort of value to each other.

I agree with Adam. If you go into this knowing inside of yourself that you are doing these people a justice by helping them get this distressed property off of their hands then the "wholesaler reputation" is irrelevant. Be transparent about the fact that this is what you are doing for a source of income but dont worry about anything else. If they are suspicious of wholesalers then you wont get the deal anyway and you move on to the next lead lol.

Anytime. Yeah I really like Carlsbad, especially the weather. Real estate is expensive here, though.

 The weather is INCREDIBLE. I eventually want to branch out and so some real estate out there in SoCal. That will be down the line though. So until we meet on the beach celebrating success....lol
