Any ideas you guys?

We used Adam Linsday with ReMax and he was great. Helped get us a great deal on the house, and even worked repairs and everything into our contract. Would recommenced 100%.

Hey guys,

I'm an aspiring landlord, still working on my first property after I get everything fixed with my current house!

I had a question for you folks out there in regards to an online rent payment/management portal.

What I was looking to create was a rental portal for a landlord to go online and register their properties, then have the ability for tenants to download an app or go online to pay rent, request maintenance, and other routine needs, along with the ability to surf for rentals that are open in the area and request a viewing or fill out an application. It wouldn't support credit checks, background checks just due to the liability, but would integrate a place/site that does. 

Also, as landlords you would have the ability to manage your properties, send the tenants messages, emails, or requests all from the website or an app on your phone. One day I would even love to include property managers in there somewhere.

I know similar ones are out there, but each one seems to be lacking in small areas, which keeps it from gaining popularity. So, I was wondering if you could pick something, what would be a requirement you would want in an online portal in order for you to be willing to use it? (ex: low fees, easy to add your information, quiet hours for maintenance requests, text message notifications). I'm still in the planning stage for this project, but am looking to get it going in the next 6 months to a year and would love some feedback from you guys so I can design a product that would be loved by everyone across the board!

 Yes! They will be paying for everything.

Hey guys!

We just had a water heater burst in our house and cause some pretty bad damage. Carolina Restorations came out and cleaned it up for us (Great company by the way). We just need some help finding someone to fix it. Every contractor i can find in Raleigh, NC, has terrible reviews. Any recommendations? We need an estimate and then will be able to work from there!

Hey, Form experience it is relatively difficult to find a Multi-family in the Raleigh area. The ones that seem to be around are far to expensive and rents are far to low to cash flow. I had an alert on a local realtor for notifications and after 8 months I had three hits all of which were 250k+ with rents at 700-800. Just didn't seem worth it. Haha.

 Is that something that a normal  electrician would have if they did the work professionally.? I have never experienced home repairs, this is our first home.

The city inspector is the one who can interpret the ordnances for you. I have gotten to know ours quite well.  He points me in the right direction and it solves a lot of problems before they show up.  

electrician, plumber, accountant, lawyer, hvac repairmen are all part of the TEAM. you need when your rehabbing.

They claim to have fixed it themselves. I'm having it re inspected come Friday. According to them, they are  maintenance for Wake Med. I haven't had an electrician out because I assumed they would use their own. But If anything isn't done properly I'll probably get one. Could city ordinances pose a problem? Should I trust the level of repairs if the inspector says they fixed them Adequately ?
