Receive your rent website ideas

Hey guys,

I'm an aspiring landlord, still working on my first property after I get everything fixed with my current house!

I had a question for you folks out there in regards to an online rent payment/management portal.

What I was looking to create was a rental portal for a landlord to go online and register their properties, then have the ability for tenants to download an app or go online to pay rent, request maintenance, and other routine needs, along with the ability to surf for rentals that are open in the area and request a viewing or fill out an application. It wouldn't support credit checks, background checks just due to the liability, but would integrate a place/site that does. 

Also, as landlords you would have the ability to manage your properties, send the tenants messages, emails, or requests all from the website or an app on your phone. One day I would even love to include property managers in there somewhere.

I know similar ones are out there, but each one seems to be lacking in small areas, which keeps it from gaining popularity. So, I was wondering if you could pick something, what would be a requirement you would want in an online portal in order for you to be willing to use it? (ex: low fees, easy to add your information, quiet hours for maintenance requests, text message notifications). I'm still in the planning stage for this project, but am looking to get it going in the next 6 months to a year and would love some feedback from you guys so I can design a product that would be loved by everyone across the board!
