I had an issue one time on a house I owned and lived in. What turned out to be a busted lug on a ground wire. I called an electrician, he said 4500 dollars and we will rewire the entire house. I traced down the problem, and With the help of the local utility company representative, Replaced the lug and fixed the problem. He observed me do the repair, and said the problem was fixed. turned the power back on my house. The House has never had a problem again.   

As you said city ordinance says,

Homeowners may perform their own electrical work if they own the land and will personally occupy the structure.  He is occupying it at this time?

Like I said,  

If your uncomfortable with the repairs made. Hire an inspector.

I'm fortunate my new son in law is a master electrician.  If I need an opinion I call him.   

 They are not living in the house. It is a estate sale, house is vacant. I will most likely hire an inspector. But they aren't even allowed to do the repairs with out a license, corrwct? The city also states they need a permit to preform any kind of electrical repairs on a house. If i tell them to go back and redo it per code with a qualified electrician if the inspector finds any issues and they do not like it, how easy is it for them to back out. I'm afraid of scaring them away.

Electrical Contractor’s License Required

A licensed electrical contractor is required for all installation, construction, maintenance or repair of electrical wiring, devices, appliances or equipment. Homeowners may perform their own electrical work if they own the land and will personally occupy the structure.

This is the town of Wendell's building code online. So if they were not licensed, they cannot legally preform the work because they will not occupy the structure? Or am i misreading. And can they come back and say they do not want to sell it to us and will find a different buyer if they did not like the licensed requirement even if we have their signature on the repairs sheet? Thanks guys!

Hey guys,

I have a big question that we do not know. First off, we are buying a home in the Wendell, NC area, this will be our primary residence. 

That being said there was some repairs that we requested on the home to be done. One of the big ones was electrical, it was improperly fused, miswired in places and ect. We requested the seller to fix these, which they stated they did.

Our only issue seems to be that the seller apparently helps with electrical one the side and fixed them himself. We do not know if he is licensed, however, we are assuming he is not. Our Due Diligence Request and Agreement does not specifically list licensed contractor but it states "completed in a workman like manner." Should we be worried about the level of repairs done to electrical? I'm probably going to require a re-inspection before we agree to this.

If this fails, they missed something, is it too much to require the fixes by someone who is licensed?

Hey guys,

I have been reading and we are buying our first house in the next month and want to know exactly what you know is tax deductible. I have read that interest is, as well as property taxes. Is there any closing costs or fees that are tax deductible that I don't know about? I have done some reading but they are kind of a case by case basis it seems.

$580 includes taxes and insurance. It's really $440 for mortgage, $60 for PMI and about $45 for insurance and $45 for taxes. Roughly.

Hey Guys,

Let me pick your brain for my first home. This is going to be my primary residence but will be rented out in 2-3 years.

It is a 1,386 sq foot home located in Wendell,NC. This home is built in 1958 with an addition of a den added in 1993 making it the 1386 sqft.

The purchase price is 88,900 and they will be paying $3,500 of my closing costs leading to my having only $400 out of pocket. The loan is a FHA loan with down payment assistance through NC. Interest is 4.25%.

There is some things wrong with the home as of its age. It has a leaning fireplace (about 2" of lean). Has some issues with the wiring coming into the house(the inspector called it feathered because it is a large wire coming into a small spot). There is a damaged floor joust under the bathtub that can be fixed with a sister joust soon. There is no GFCI outlets and will need to be added to the house along with two prong wiring throughout the house. This house is not knob and tube. 

Has a HVAC installed In 2011 along with completely redone insulation in the attic. 

We will be talking to the seller about them paying for some repairs but we don't know for sure yet. 

Will have the inspection back today I hope.

The rent if I'm not mistaken will be around $750-$800 in the future and my mortgage including pmi, insurance and taxes will be $580. 

Is this home worth it with the issues with the house?

Hey guys, I'm looking for a good REIA in Raleigh North Carolina. I have found two, but anything that says I have to pay to be a member and they offer overly priced courses makes me a bit wary. Is there any good recommendations for Raleigh? I have found TREIA and Raleigh REIA. Are these good or are there betters? Thanks!
