@Tyler Evans I wish I would have started learning about real estate at your age. The fact that you're young and probably don't have a ton of capital will make it hard to go the conventional route. However what you do have is time and less responsibilities than someone starting later in life that has a family to support. If you are passionate about real estate and enjoy learning I would highly recommend studying the agent side of things for the next year, then get your RE license and work as an agent. This gives you the ability to learn from other like minded individuals who have years of experience, it'll also be a great way to build creations and set yourself up financially to invest down the road. @Timothy Walsh welcome! It's nice to see more east coast guys joining BP, it sounds like you have a lot of enthusiasm for RE investing which is awesome. I definitely agree that finding a house hack is a great way to start, the fact that both you and your wife have skills that can apply to RE investing is a big plus. @Ryan Myers you could try reaching out to their customer support and see if they're able to resolve the issue. Also I recommend looking on Ebay, Amazon, FB marketplace as there may be other BP members selling one privately. They were giving the journal as a free gift for becoming a pro member, which is how I got mine. At the end of the day you could create your own, what really matters is that you create a plan and review it on a daily basis.

@Cris Lemus welcome, sounds like you may have a decent amount of equity in your primary residence? 

A few good ways to start would be sell the PR assuming you've lived there at least 2 years, then use the proceeds to purchase a house hack. Another option is rent that entire property, do a cash out refinance and use that as a downpayment on another single family or multi. You could still partner with this friend in the future, but starting with a HH will help you reduce you're living expenses and give you more freedom to explore other jobs. @Kemona Palmer gotcha, considering the seller pays the commission for both agents, I would highly suggest using a buyers agent. The sellers agent has a fiduciary duty to the seller, in most cases once it becomes dual agency it creates a conflict of interest. Whether or not you're getting the best deal depends how you look at it, the agent may push for a lower price considering he won't be splitting his commission. At the same time having a buyers agent negotiate on your behalf may be beneficial. Good luck!
