Advice on dual agent

Can someone provide some advice on using the seller's agent?  We found a property that we would like to put an in offer in for but it's also the seller agent.  We do like her however we want to make sure that we will be getting the best deal for us.  Did anyone have this before and how did you overcome it?  Thanks fam...

@Kemona Palmer gotcha, considering the seller pays the commission for both agents, I would highly suggest using a buyers agent. The sellers agent has a fiduciary duty to the seller, in most cases once it becomes dual agency it creates a conflict of interest. Whether or not you're getting the best deal depends how you look at it, the agent may push for a lower price considering he won't be splitting his commission. At the same time having a buyers agent negotiate on your behalf may be beneficial. Good luck!
