@David Brackett Jr in the beginning it can be overwhelming with the amount of info being thrown at you, my best piece of advise is to find a successful agent and follow their business plan to a tee. Whether that means doing strictly cold calls and door knocking vs online marketing. It's best to stick with one strategy in beginning and focus 100% on that. Once you establishing yourself then you can start experimenting with new ways of generating business.

@Naftali Tolibas I haven't, being that I'm single with no children the school systems aren't a major factor. I really enjoy having a mountain view relatively close, in addition to a lot of outdoor activities. I'm not opposed to places south of Phoenix, however it tends to be hotter and have worse air quality. What part of Tucson do you live in?

@Christine Durrance if your plan on using an FHA loan to purchase the property, it's definitely a good idea to refinance once you reach 20% equity in order to remove the mortgage insurance. There's pros and cons to using a conventional loan from the start, however it really comes down to your personal financial situation.
