@Brendan Bracken I would start by reaching out to a few property managers and agents in that local market, they should be able to give you a better idea of what to expect. You can also do research online to determine population and job growth, it's a good sign if large companies are moving there. I've found that calling landlords as a potential tenant can be very beneficial as well.

@Ian Salinas I think it really depends on your financial situation. Personally I would leave it open in the event that a large expense comes up, especially since you just purchased your first investment property. I recommend weighing the pros and cons of each option, what would you gain by closing the HELOC vs keeping it open. Do you have a lot of equity in the second property?

@Jorge Duarte awesome, I appreciate the insight! Sounds like prices are going to continue to rise as demand increases. I've being looking at areas North of Tucson such as Marana and Oro Valley, however I've heard Oro valley is more of a retirement community.

@Teresa Slawik no matter what market you're interested in, a good start is to find a knowledgeable RE agent in you're local market. They can setup you up with an MLS search based on your criteria, notifying you every time a new property is listed. You can also search sites such as Craigslist, Forsalebyowner.com, FB Marketplace, Zillow, etc. to look for potential off market deals. A few active methods you could start implementing would be cold calling, door knocking, direct-mail, bandit signs and local real estate investor meet ups.

@Jorge Duarte glad to hear things worked out well, how does your market compare to others such as Phoenix and Tucson? I've been very interested about Arizona as a whole, at some point in the future I plan on making the move that way.
