Hey BP, 

I'm seeking private funding for rehab deals in East Contra Costa County (CA Bay Area). 

Cities include Brentwood, Antioch, Pittsburg/Bay Point, Oakley, Concord and Martinez. 

Focused on SFRs, 3 beds / 2 baths or more, 1200sf minimum. 

Terms negotiable, perhaps 0-2 points, 8% - 10%, 12 months max, no prepay penalty, 1st lien position. Lend to my LLC.

Will also consider equity split.

Completed my first rehab (Jackson, CA) which is hitting the market next week and am a licensed Realtor. 

Having a relationship with a private lender makes getting deals under contract much easier and gives us a competitive advantage by being able to make offers faster.
