What would you consider a good monthly return on investment for a four unit property?

Wife and I are looking at several multi-family investment props in our area. Would the better option be to leverage the equity in our current home for the dp or use cash on hand? 

I live in Inverness, I'm also looking for rental properties, and I'll wholesale to buyers that are looking for investments here.

The wife and I are looking at a nice property on 5 acres. The owners lived in an old manufactured home while building the house around 1989. To put it bluntly the mobile home is trash and needs to be removed from the property. Has anyone ever needed to move or dispose of one, and if so what was the cost. It's about 1200 sq ft, 2b 1b on a concrete foundation.
