Post: 4 Mobile Homes on 3 acres, no titles?

Florida based, and looking at a property with "4 untitled mobile homes." I understand that if I were to purchase this property I could not actually assume ownership of the mobile homes without the titles leaving me in a sticky situation should someone come back for these units. 

What would the steps be to get new titles on these, or even locate original titles. This property was listed, and the Realtor stated that over the past 10 years she's sold this property 3 times (cash buyers I'm assuming). Were those transactions even legal? At the moment the current owner has all of these occupied with renters, two on a lease, and two month to month. Can these even be rented out legally?

With all that being said I could cash flow nice on this property if I can iron all of this out, and zoning says I can add two more mobiles for a total of six.

Thoughts anyone?

We bought our first rental property in Florida at the end of 2016...November. Can we still write off the depreciation on the structure for that entire year?
