How many successful D neighborhood investors do we have on here the are purchasing for buy and holds? What do you think contributes to your success? Do you manage your own properties, or do you use a PM? What tips and advice can you give about this investment type?

You have cash on hand, but still need lending to close deals. What's your ideal lending situation when analyzing hard or private money? Ideal interest rates, points at closing, early payoff costs, etc? I realize each deal could be different, but is there a realistic rule of thumb when securing funds for a deal?

Wife and I own two SFH rentals that we'd like to sell then ramp up to a quad or something larger. The SFH's are in our names, but when we buy the new property we'd like to deed them under the LLC. How does that work with the 1031? Would we need refi them into the LLC before doing the 1031?

I recently saw a report that average vacancy rates in my town were just above 11%. How do vacancy rates impact your decision to buy and hold in areas above 10%?

What mobile home brands are recognized as being the best, worst, etc?

Found a 1.15 acre lot with five lots. The property is clear now, but it once had 3 mobiles on it. The seller wants $31.5K for the property, but would probably take $25K cash. Lots could sell individually for around $8K. I'm thinking of gradually putting and renting 5 new single wides on the land then renting them out. Rents around that market are about $650 a month. Impact fees are paid already. There's 5 separate septics and one well for water. Thoughts on this deal?

The goal would be to add two new units, and gradually get rid of the four old units anyway. Having them rented would be a bonus until such time we can replace them all.
