Options for getting a house with a bad roof financed? I've heard some lenders will allow for a post-close grace period to get a roof replaced/repaired. Thanks.

My wife and I have an interesting situation that will allow us to invest most of my income while she handles our normal bills with hers. We'd like to reach our goal of 10 rental units by the end of 2017. We're in the process of closing on our first unit, and I'm hoping to get some pointers on how to acquire the remaining 9 within the next ~13 months.

I realize this post is over a year old, but I'm new in Citrus, and I heard that buy and holds are better here than flips because of the low average income level. Thoughts?

Anyone have a good suggestions for rental management software based on price, features, automation abilities, etc?

Or would the majority vote to use a PM instead? 

As a preface to those questions my wife and I are just getting started in investing, and she's thinking that she wants to manage the properties.....
