I'm looking for a CPA in the Citrus County, Florida area. Could be in Marion or Hernando County also. Either way an accountant that's worked with other investors in Florida would be great.

I've heard a lot of people use Yellow Letters for direct mailing. Can anyone suggest a format that produces the best results? Or, other similar services that offer good rates?

We were able to secure a private lender to move forward with our goal of obtaining 10+ cash flowing units in the next 12-18 months. Now we're looking for a conventional investor friendly bank that will refinance within six months of purchase. We're based in the Tampa/Orlando area, and would love an introduction to someone that could help us, or at least some direction on how we should go about finding a lender. We're obviously ready to pick up the phone and dial until we identify a good contact. Any input or advice would be appreciated.

We found another bank that would do it. We started with Quicken, and it seemed to be something about a Fannie Mae rule in Florida about interest being over 5%. Things worked out though. Thanks.

Wife an I put an offer in on a second rental SFH last night, and the seller accepted at $60K. We're wanting to put 20% down, 30 years, etc. We ran into a snag with our lender because the interest rate is above 5%, and they're saying in FL you can't go beyond. Essentially the loan amount is too low. Has anyone run into something similar?
