What is your ideal lending scenario?
You have cash on hand, but still need lending to close deals. What's your ideal lending situation when analyzing hard or private money? Ideal interest rates, points at closing, early payoff costs, etc? I realize each deal could be different, but is there a realistic rule of thumb when securing funds for a deal?

Ideal interest rates would be 8-12% with no points and no early payoff costs for 12 months.
Then I also like to work with people who can close quickly, normally the PML can close faster than the HML because they don't require as much as the HML does.
