Hi @Jordy Enmanuel Corporan,

As others have said there are some pretty rough parts of Philadelphia so you will want to take a look or have someone you trust check it out. What area is it located in?

Also who is providing you with the monthly rent estimate, repair estimate, and expense estimate? You will want to run these numbers and see if they are legit.

Hello BP, I am searching for any recommendations on best books or resources for underwriting various types of commercial and industrial properties. Looking to learn about how larger REI companies and banks are underwriting these properties on a high level.
