Delaware - Philadelphia Found vacant properties/owners

Hi everyone!  I've recently been driving for Dollars and located a couple vacant properties and have contacted their owners and they are wanting to sell.  I need a mentor who's willing to help me get started in exchange for the properties that I find.  If anybody is in the Delaware, Philadelphia, SNJ area and is looking for distressed owners who are motivated to sell their property then perhaps we can make a deal!
