Next hot neighborhood in Philadelphia?

Hello everyone,

I’m new to real estate and want to invest in a property that could bring in some income for the time being and also have the potential to rise in value. Philadelphia has some very affordable properties, however most neighborhoods are still in bad shape. My budget is 50k-150k, I am looking for a one or two family house to use an an investment. What are some of the best areas in philly that are going through gentrification? I am essentially looking for the next Bushwick (Brooklyn). I have heard good things coming up for Brewerytown and Point Breeze. Any advice on where would be the best area to invest in?

It may be tough to buy into Point Breeze or Brewerytown on that budget unless you want a bit of a project.  I would look more toward Mantua, Powelton Village, and Cobbs Creek as the prices there are still more in tune and the locations make sense to prosper.  A decent amount of development going on as well.  Point Breeze and Brewerytown are undoubtedly two of the hottest neighborhoods in Philadelphia right now, both moving fast with plenty of room to grow yet if you can stomach a higher purchase price or something needing some work.
