Investors really value full transparency as well as accurate property evaluations. 

When dealing with investor friendly agents we have always found value when they have run the same numbers we would be looking for to make sure a deal is actually a deal. If a property has potential to be a flip or a great rental property we always use conservative numbers to evaluate them and it really helps when the agents can supply similar numbers in the initial offering of the property.

Hi @Brian OShea, have you exhausted all possible avenues to get a different tenant. There are a ton of marketing channels to advertise the unit for free including facebook, zillow, craigslist, instagram, apts.com, and local online sources. It would be better to wait a month and have a list of 3 qualified candidates than to settle for someone that does not meet your criteria.

Hi @Wendy Liu,

It depends what type of buy and hold you are looking for. If you are interested in student rentals then I would suggest parts of West Philly or areas by Temple. Both of these sections do have some rough areas so you have to be pretty knowledgeable about which blocks you are buying. The Kensington area which has notoriously been a rough area with a lot of drug activity has now become an area that investors have become very interested in. In my opinion this area has the most potential for long term buy and holds.

Have you reached out to friends or family with a "business plan" of what you are looking to do? That is usually people's first avenue when searching for private money to assist them with deals. If you present past deals you have done and lay out the plan for the future you may find someone willing to partner up.

Hi @Nicho Pruett, if you are looking for off market deals you can find some wholesalers in Philly. These deals are still competitive but you may be able to find something not on the MLS. You can network with them here on BP, Philly local Facebook groups, or meet up events in Philly as well.

Have you looked into Philadelphia at all? There are definitely some good areas to invest in for flips or buy and hold.

There are some great REI meet up groups in Belmar and Asbury Park that you can check out. Lot of investors to network with at those meetings and they usually have a good attendance.

Hi @Eli M., you can find a bunch on BP, craigslist, and local Philly meet ups. There are a good amount of them in Philadelphia.

Hi @Chris Mandle, check out some local meetups in that area and you will find a bunch of investors and lenders to network with. You can check meetup.com or in the events section of BP for the events.

Hi @Patrick Martone, if you are looking for a longer term rental you can also list it directly on Zillow. That is where I had the most responses from.
