Hi @Dave Bass, South Philly consists of many small neighborhoods that differ significantly from each other. I would start out by driving around a few areas just to get an idea of which areas interest you. Philly also has a large amount of investors and some great meetups where you can speak to local investors/wholesalers. Check out the events on BP as well as meetup.com and you will find a bunch of them. Good luck!

Hi @Account Closed, just as everyone else said there will always be deals available. It is all about your marketing hitting at the right time. I would pick one type of marketing you can go all-in on for a few months, measure your results, and then evaluate what is working/not working.

Hi @Toan Hoang, I have found portfolio lenders to have a slightly higher interest rate than the typical bank but as Bob had said they are usually more flexible in different situations.

Hi @Account Closed, below is the link to the Philadelphia Sheriff sale lists. You can filter it out by type of auction (tax or mortgage) and date of auction you are looking for. Once you have the list you can export it with the addresses.
