Newbie looking for purchasing advice in Philly

I'm a newbie. Just sold my primary home and have some cash - wanting to buy in philadelphia pa where I can live in the unit for about 2-3 yrs and then rent out and purchase another. I really want to purchase a 2-4 MF but am having no luck finding anything. Got a realtor looking but they are just sending me the mls everyday. Each time I find something it's under contract. Any suggestions. SF vs MF, location, BRRR vs turnkey? Help - trying to jump in but scared to get my feet wet.

Hi @Nicho Pruett, if you are looking for off market deals you can find some wholesalers in Philly. These deals are still competitive but you may be able to find something not on the MLS. You can network with them here on BP, Philly local Facebook groups, or meet up events in Philly as well.
