I wouldn't count on appreciation there. Many of the forced appreciation intitiatives that the city and some developers were really trying to force over there haven't really taken root. The smart money seems to have moved on to Shelby park.

Louisville would definitely accomplish that, IF you can find the 4 plex. Targeting the highlands, Clifton, NULu and a few other areas you could certainly make it work. It's a pretty cool town, one of the 20 largest cities in the US and also one of the cheapest.

Wholesalers can be valuable assets to a flipping business, but generally if they are offering you a deal it's been picked over by their regular buyer list already. I know some great ones, and I know a lot of bad ones. Many are just daisy chaining deals together that other wholesalers couldn't get rid of at even higher prices. The worst I've seen was a deal (with a pending offer) on MLS for 89 that had been passed through the hands of 5 different wholesalers and was being offered to me for 300k. That last guy in the chain was super pissed at me when I pointed out 4 other people had offered me the same deal at progressively lower prices. There are MLS deals available, but they are fought over very aggressively. I write offers on 8-10 a week from HUD/VA and the occasional fair market offering.

Thanks Kelly and Justin. It will depend on the guest. I think most who are from other major urban areas will not be off put by it, but someone who is used to suburban or rural living might be. Justin if you look at ABB availability during football season you will also see activity in the Churchill downs area.

Just register as a foreign entity if you already have an operating business. I haven't had a registered agent so it's the first I had heard of the conflict of interest piece. I'll keep that in mind tho.

Borders and borders will do LLC prep as part of closing at a discount. I think state filing and additional partnership docs were about 450$

Jeffersontown? Jeffersonville is southern Indiana. Not as many wholesalers working those areas but try Hampton Skurlock.
