You could look at flipping land. I've heard of a few people doing that as a rural option. I know Joe McCall has a program on how to do it.

Drew Perkins that's pretty sweet. The best I've found lately is 85% on 15 years with a similar rate.

Try Zac Banta at united citizens bank, or River City. Stock Yards Bank may do it since you have previous multi family commercial experience as well. I'll get you some phone numbers later this week if you still need them then.

I use Pavel Reyes and his broker for my property management. Clay smith is also doing management in louisville now.

First welcome to BP. It's good that you are looking at investing in an area where you atleast have friends or family that could look into your potential properties and might know the area better than you might personally. Louisville has pretty good returns on Buy and Hold depending on your price range and property types. It is getting hard to find flips in the 100-225 price range currently as we are at 1.1-1.3 month of inventory for that bracket. That's great if you can find one as your holding period and marketing time could be reduced. Good luck and let me know if you need anything.

I've seen a few people working e-town vine grove etc. I'm sure there's a few on BP, and at KREIA I've met with people who came as far as Ashland ky.
