It's a combination of new and experienced. At Kreia there's plenty of new inexperienced people. 2 years ago I was one of them. I've not found a mentor there per se but have 3-4 people I can call in the group who have been very helpful without needing a guru tax.

I am also a realtor working with a few out of town investors and local investors. You certainly can find great deals here in louisville but you have to be quick on the draw with cash in hand. Many out of town deals have fallen through due to hard money lenders not following through. If you are going hard money here I can put you in touch with local lenders who know the market at won't let you walk into a bad deal.

Christy Mudd glad to add to the discussion. I'm hoping to see more Reo inventory come on market as it will soften the pressure for more first time buyers and help train more trades.

Our convention center downtown is under reconstruction/renovation. There are new builds for condos in the area as well as possible rehab properties around NULU and Butchertown. You could also consider Phoenix hill. If you want to look at the area near the fairgrounds/football stadium/airport there are options as well, but the area is a little more unstable so its important to do your research on those.

Christy Mudd in louisville I am seeing many reos at retail, and I look at 10 or so a week. The numbers are typically break even or loss after closing. Many agents using the 10 days to review end buyer contracts then a 2-5 Day investor window holds up some of my cash buyers since they don't want 5 deals accepted when they only have the money for 2. It's tricky right now for sure.
