I have no idea where this situation is or the local laws, but how about call Animal Control in the meantime? Say it's too many, unsafe, aggressive (esp if they bit someone), start that line of documentation going. 

If you're evicting you want to make the decision easy for the judge. 


I challenge everyone on Bigger Pockets who is reading this post to guess what is even going on in this photo. I'll toss you a vote if you get it right.

The sink clogged up and they just left crap in it, probably put more in, and didnt tell you but expected it to be fixed. 

Bonus guess: a small animal drowned in it. 

Do you want a reputation as a landlord who doesn't go after people who take from them?

You're looking for a registered agent? And not a property manager? Not a real estate agent?

What does a registered agent do besides be the point of contact for the LLC? Its unclear what you want.

Just do it yourself unless you have a lot of money then make it a lawyer or your property manager.

The fact that you included this speaks volumes. Maybe you should reevaluate and just buy index funds.

Just an FYI millions of gun owners are not "willing to take a life." That doesn't mean they "have no business owning a gun."

To OP - thanks for the creative thought. Also, consider a taser if a gun doesn't suit you well.

You should've just told them what the maintenance crew said about the lint trap and that the kids were filthy. 

Did the parents ever visit to inspect or is this on the word of their kids (likely via text), the kids who don't know how to clean a bathroom or lint filter? If the kids weren't taught to clean or do laundry, who do you think didn't teach them?

Stocks are basically what they were at the start of the year, where they grew ridiculously fast.  Bitcoin is currently at $6,900, still up from $1,100 in February 2017.  Both were due for a correction.  Selectively picking new information that fits a pre-conceived narrative is called confirmation bias. Quoting Grant Cardone is called blowing smoke.
