I increased rent in my (only) rental by 20% in less than a year.  They weren't paying market rate and I explained that.  They complained and said they couldn't.  

Later I found out they buy wet dog food, get all sorts of government subsidies, get free food from the local pantries; they smoke, they drink, it goes on.

Your renters may think they are entitled to more if you raise rent.  More of what, they aren't sure, they just think you owe them something more.

I'd prefer to be in a multi-family property and have my housing costs paid for.

Did you miss your window to rollover to your (assuming) current employer's 401k? I rolled mine over a few months ago. Then you could borrow against it.  But you miss out on return of the amount you take out (compounding interest).  But if your plan is to fix it over the next couple of years why do you want all of it now? 

You could pay as you go, or finance it through the various providers.  Home Depot does all the work and does financing.  

Your return is low on the 401k in my opinion too.  A basic index fund would be better than 5%.

Hey BP, new member here but a longtime lurker. I have a full-time day job and do real-estate on the side. I live in St. Charles, MO and have been getting into real estate more and more as time goes by.

I have my personal house I bought almost 4 years ago. I bought it when the market was down and so were the interest rates (3.125% on 30 year mortgage!). I have redone the master bath by putting in a pocket door, subway tile shower, new floor, can light, cabinet, everything really. I also did the kitchen - cabinets, floors, paint, fan, countertops, appliances, backsplash. The landscaping needed work too, I removed scraggly and overgrown bushes/trees, put in two block walls, a patio privacy fence, lots of work on the grass. It's come a long way. Here's a few pics:

A year ago I bought my first rental (commercial mortgage through and LLC). I have learned a lot. Upon closing, insurance said it needed a new roof or they wouldn't insure it - damn, $2200 spent right off the bat! Then this summer the AC started acting up. The unit is really old and needed replaced. After some half-assed, yet still expensive repairs, I got a home warranty. When it went out again, the warranty company actually put in a new compressor. And the renters, I got them with the house, they have been there a while and are very "interesting" people. Anyway it has a mother-in-law house I am fixing up. It needed way more work than I thought it would and cost way more than I thought too! (Learning!) When it is fixed up and rented, it will become a very nice property for me. I have pics but it's all ugly demo pics and not completely finished pics.

Future plans are to keep building my portfolio, possibly using FHA strategies, or possibly commercial.
