Lots of guys talking ROE, XYZ, and ABC. This is rental #1 for you, what better way to start off than with a house you know well already, dont have to put 20-25% down, and since you know the rental market you know you'll cash flow. This property will offer you options down the road, especially if paid off. 

Just find a good tenant and this property will be a good start to your business.

Does the seller's agent get the whole commission automatically if the buyer does not have an agent? I would check the contract to make sure I'm not paying and/or structure my deal like Joe S said.

Your standards are also what you want to use to screen people on the phone before you show the house or apartment. You dont want to get there and then find out they dont make enough money, have previous evictions, violent felonies, etc.

Express sympathy/empathy for their situation so you stay being the good guy. But dont take ownership, you were paying someone to do a repair not to mess up your tenants belongings. Provide the contact info for the company and let them talk to see of they can figure it out.

It'll be good to not have cities competing with one another by giving away taxpayer money to build big box stores. One police department will be able to better leverage resources and solve crime. The end of the earnings tax will help current city companies compete better. 

With the synergies they project, what will be done with the savings? I doubt they'll be returned to the taxpayer. County government loves pet projects for donors.

Small multifamily 3 to 4 units, as you said you're interested in, can offer people different level of amenities, privacy, peace & quiet. For example I have a 3 family that looks like a single family house - it offers with privacy, a nice porch for one unit, a nice back patio and basement for another.

So you can improve your monthly balance sheet by $350 and it requires no work to maintain it. 

How much cash flow is your stake in the house bringing? If it's less than that I'd sell.

You can do the split the utilities and bill them but then it's another chore for you every month. I prefer to build it into the rent and then it's a business expense that's set up on autopsy. 

I will look into splitting it up one day.
