If the lawyer is calling asking for the deposit it's because they are personally interested. The tenant is low on money and needs to pay the lawyer.  

Hold the deposit until after they move out.

You dont have any money or access to it. That's why they wont show you the house they don't want to waste their time.

 Starting in D level properties in an area you aren't from? Might as well just burn your money. 

Tenants will be rough on you, won't want to pay an out of towner no show owner. Any PM who can collect will want a ton of money. They'll damage the property, you'll need local contractors that will work in the D areas....I could go on.

Put your numbers up for us to see and review, that'll be helpful for you. 

Also, is $600 worth it on a $380,000 house? That's not a lot of leeway if the loan is a little higher interest than you thought. Then if the tax and insurance goes up a little you are down to scraps. 

Can you raise rents at all? 

It's a seller's market, so be careful. Idk what's common in your area, is a 3 plex is hard to sell?

NOW, revert it back to the old system where Insurance company can basically provide insurance for the healthy... and BAM! Prices go up!

1. Health insurance companies do not provide healthcare. 

2. If you only insure healthy people rates would go down, not up, due to less risk.

No, others must also be succeeding otherwise real estate investors would have no renters to rent to, no purchasers for their flips, no banks to lend money, or contractors to do the work. 

Real estate, like all free markets, is not a zero sum game.

Foreign investment in an economy is a sign of health and of freedom to trade (buying and selling). It adds to a robust economy. Foreigners may have products that add value or can be made for less money and we benefit from that. 

Check out Venezuelan socialism, not much foreign investment there and they lack basic groceries.

It means the water turned off while she was taking a shower and apparently the entire well was dry and needed to be re-drilled. Do you really think that someone can take enough showers to run a well dry? It is amazing how people will find a way to blame a tenant for everything. It was probably a bad well when he bought the place. Not the tenants fault.

No but you can take enough showers to run out of hot water especially if the efficiency setting is used.

Her water "turned off while in shower". What does that even mean? How do you know they didnt just take 30 minute showers back to back? Did you inspect the house before buying because they turn on all water and see how the pressure is, at least they do in the Midwest.

Tenants rented the place with no blinds spending that $1000 is on you. You could've let them buy blinds.
