@Mikaela C., I'm so sorry to hear of your experience.  It sounds like this landlord is not accustomed to managing a rental property.  Perhaps her need to move out of the house was due to a divorce or other financial stress which is going to taint how she views the property and the tenants.  It's unfortunate you have had to deal with this.  You have been given a lot of good information by others here, so I really don't have much more to offer.  Since you are already in a new home, it may be too late to advise you to get a written move-in inspection from your landlord that you can mark up with your comments.  Also, take photos.  I hope your new experience is much better.

@Sean Conklin, Hidden Springs is a lovely planned community with somewhat of a remote feel. It is surrounded by the Boise foothills and only has two access roads, both of which wind through undeveloped hillside.  However, it's not a long commute from downtown Boise, maybe 15 minutes?  Driving might be a bit challenging in our more severe winters, like the one we just had. It seems to particularly attract people from the California market.  Whether or not it will appreciate at a greater rate than the rest of the area is hard to say.  It appeals to some, and not to others.  The Boise Valley economic development partnership is predicting, and planning for the 10-Mile area to become the heart of the Boise Valley.  It sits centrally between old growth to the East and new expansion to the West.  Incoming businesses are being encouraged to situate in this area.  So when @Logan Knight suggests Nampa or other up and coming valley locations, I would agree.

Welcome to the BP community.  House hacking may be a good way for you to get started in Boise.  airbnb style short term rentals are in demand.  Good luck with your plans.  Boise's a great place to live.

Hello @Johnathan Alesso, @Andrew Johnson brings up a good point with Boise.  Definitely a growing area and excellent quality of life.  Prices have risen here, as they have in many other areas and residential investment properties are penciling out at around a 5cap.  Not fantastic, but better than a lot of markets.  @Jonna Weber could help you more on real estate stats.  I come from the rental market perspective as I work for a full service property management company.  Good luck with your search.

@John Dombrowski, another option you should know about John before making a decision to roll your 401K into a self-directed IRA. You can also purchase real estate using an IRA by the SAFE-Harbor IRA method. This allows you much more freedom than the SD-IRA. Absolutely no prohibited transactions. Definitely worth learning about before making a final decision. The company is called Lasaii Benefits.

@Matt Engle, you can use an inherited IRA to buy real estate. And I would disagree with the person who suggested you take the tax hit all at once. There is a company called Lasaii who will structure your inherited IRA to purchase real estate so that you have the flexibility to use it as you want - no prohibited transactions and offset tax liabilities! Ask @Gabe C..  He recently did a transaction with Lasaii.

Hello @Steven Gillmer, much of the comments you have received on this post speak about how prices in MF have risen in Boise and the difficulty of finding a property to pencil.  I would agree with that statement.  However, despite that, we are still having out of State investors snapping up 4-plex properties between $385K and $450K.  Many of these investors are using 1031 exchange tax benefits to transfer assets from higher priced markets to Boise.  Also, some of these investors plan to move here themselves and want their investment properties positioned in the State they plan to live in.  Good luck with your search.  If you have questions on professional management for investment properties in Boise and the surrounding area, please don't hesitate to reach out.
