Hi @Robert White, although the answer to your question was addressed in the BIG meeting, I'm afraid I don't remember the details.  I suggest you reach out to the organizers of BIG, they may be able to give you more details.  You will find the Boise Investor Group in meetup.  One of the organizers is Lisa Kohl and I thought she was a member on BP, but her name doesn't pop up when I use the @ sign, so not sure what is going on there.  As to the house hacking, the main benefit with that was a lower interest rate because the property would be owner occupied.  Sorry I can't be more help.  Good luck with your decision.  Claire

Hi @Robert White, the Boise Bench, from a rental standpoint can vary quite widely. On average, properties seem to be ranging between $700 - $800 per door. If your mom has the opportunity to leverage, building two properties on the lot could be your best ROI. We went through an exercise at the Boise Investor Group meeting one evening a few months ago, using a house hacking example, which illustrated for the market at that time, building was less expensive than buying an existing investment property. (House Hacking allowed for an owner occupied loan), However, land price plays a huge, and important role in those ROI calculations. In your Mom's case, she already owns the land. A very attractive position to be in.

@Daniel Strain Welcome to BP.  It's a great community.  If you want to make the trek to Boise, there are a couple of monthly investors meetings there you may want to participate in.  Boise Investor Group, you'll find that on meetup and AVID, ask @StacyA McBain about that one.  If you would like vacancy rates for Canyon Co. or looking for tips on being a landlord, I'm happy to help.

Hi @Kurush Italia, I don't have that information by zip code, but I can tell you that Avg days on market in October for Ada County were 40.  Last year it was 41.  In Canyon Co. it was 34 days for October this year, and 45 days last year.  

Maybe one of our realtors like @Jonna Weber or @StacyA McBain would have a break down by zip code they could share with you?
