Thank you for your complements @Kapu Mamiya.  It is a tight market here right now to find a rental property that pencils.  However, we still have investors purchasing every day!

Hello @Kapu Mamiya, I always look at Zillow rents when assessing current rental rates.  Although Zillow stats. can offer a guideline they can also be unreliable - often on the high end.  It seems like their data does not give much consideration for neighborhood.  The neighborhood can play a huge role in what you receive for rent, just as it will effect the sales price of a home.   Local businesses in the property management field will be able to give you the best feed back on fair market rent.  Third quarter rental vacancy stats, collected and compiled by our local chapter of NARPM, will be released in October. Hello @Blair Russell, thank you for your input.   Self managing is what a lot of people do.  However, there are those people who want to travel, (and therefore are not available), or just not have to be involved in the business of the rentals.  I'm wondering if there are any companies in other markets that offer that service?

Hello BP community, I work with a property management company in Boise, Idaho and I am curious about the short term rental market through online sites like AirBnB.  I would love feedback from other cities on any experience you may have in managing rentals of that type, vacancy rates, what you charge for management etc.

Hi @Chris Low, to be honest, the market is tight here.  However, having said that I am working with out-of-state investors everyday who are finding rental properties.  We are not getting the high cap rates of two years ago, but it is still an attractive market for some investors.  There are also investors who feel that Boise has priced itself out of the rental market for now.  I suppose it is subjective to some degree.  @Jonna Weber has a good handle on SF and small MF investments in Boise.  You might also want to reach out to @StacyA McBain.  Some of the investors our company is managing property for are finding SF investments in Nampa and Caldwell.  I'm not sure who to direct you to on BP for that market, but I do know of RE Agents who could help you if you are interested.
