@Bart George, @Jonna Weber could help you better than I with purchase price expectations.  Finding the property, is always the key element.  But it helps to know what you are looking for.  The Bench area of Boise isn't far from BSU and has a lot of older homes with duplex conversions.  These often make great house hacking properties.  Good luck with you search.

Welcome @Bart George.  If you would like some ideas of rental rates for LT and airbnb, happy to help.  However, I think @Elizabeth Wilson and @Jonna Weber are on the right tract suggesting house hacking.  Buy a duplex and have your tenant pay the mortgage while you live in the other side for free.  It's a great way to start building RE wealth.

@Jen Harwood, I just read through the communication string.  3/2 houses are renting closer to $1300 + range so the prices noted above may be a little low.  Do an Internet search "houses for rent in (zip)"  You will be able to see on a map what is available in the immediate area and the prices being asked.  That should give you a pretty good idea.
