@Douglas Slingerland hopefully @Dev Horn response has helped you as much as it has helped me. @Dev Horn I had a question about your sister company. Do they provide mecklenburg county motivated sellers? Also how do you vet your motivated sellers? An my reason for asking that is by me being wholesaler I want to make sure the motivated seller I speak with is aware they will need to be flexible with their asking price in order for me to make a profit on my assignment fee. An I wanted to make sure they are ready to sell ASAP.

I'm a wholesaler in North Carolina an after reading a post on here about a investor who is apart of a lead generation business an he was getting some great leads. So I did a little research an came across a few websites that offer leads an access to motivated sellers but I was wondering if anyone had any success with some motivated seller leads websites/software?

@Matthew Paul thanks for leaving that comment, because the more research I do I see there are plenty different elements that come into play. Like labor playing a big role in construction cost. @Zachary Betters thanks for the comment, as I do my research I'm just targeting on a certain area than from there seeing the finishes of new homes in the area an trying to get more info from there.

In order to become more diverse an to take advantage of the up and coming areas in my city of Charlotte, North Carolina I thought about wholesaling land.So I did some research on how much it cost to build a home an it gave a rough estimate of 125 dollars per square foot. I realize the neighborhood and finishes will change the numbers. So if you have a simple way to be able to estimate the cost to build a home in a particular area fill free to leave a comment.

@Cindy Bowman @Raphael Cuthbertson thanks for your comments. I agree with you both the  completion of 4-85 has been a game changer in real estate for charlotte. I witnessed this first hand when I visited a friend that lives In midland an noticed the new homes in the area. I currently wholesale an was thinking of adding wholesaling land in one of these up and coming areas. Mainly in areas close to downtown after reading there are plans for the west end area in a attempt to resemble the great reaction of south end.
