While being a wholesaler/buyers rep I come across deals for my buyers an as plenty of you know I usually get the property under contract, assign them to my buyer than my job is done. Since many buyers don't let their reps have a hand or inside look on the deal I wanted to add to my "skin" in the game an currently seeking some asset based lending that wouldnt require me as much skin in the game an look more an the property than me.

While driving for dollars I noticed a few homes that looked distressed. I wrote down the addresses an looked them up on my tax accessor website. The owner wasn't a absentee owner so I ruled out the fact of me mailing him a postcard. An with the property be distressed I looked it up an zillow an thought about contacting a realtor but I was wondering if there are any other ways to contact a owner of a distressed property if the owners not a absentee owner.

I have a few ideas that I believe would meet requirements for a government grant, because of that I would love to speak with anyone that has experience with government grants for real estate

@Daryl Williams I've found more success working with smaller properties from 5-20 where I can speak directly with the owner. It's a simpler process for me right. I realize the larger properties will have a broker/realtor
