@Damaso Bautista I have a stongggg feeling the warrants were out of a different state and no extradition. It always amazes me people get into being land lords without understanding state laws thoroughly and who can do what. This just sounds like a painnnnnful lesson

Hello everyone! This might seem like a pretty noobish question but I figured....what the heck! What better time to take to the BP forums lol!

So I have a lead who is the only immediate family (brother) member of a deceased person who left behind a rather nice property without a will. So the property is just sitting there belonging to someone who has passed away. How would my lead go about initiating a probate process for the property and is anyone familiar with the costs???

Hi everyone! I am in contact with a friend whose deceased uncle owned a property that has a reverse mortgage from 2009 for $258,000. I'm trying to find out if this deal is even worth spending time on. Is anyone familiar with reverse mortgages and how they work? If so your input would be greatly appreciated! Thanks ahead of time!

I've been attempting to contact a few property owners through cold calling and direct mail with no success. I have been able to locate them on Facebook and was considering contacting them that way. I know FB marketing is a great way to generate leads, but I wasn't too sure about directly contacting a property owner first.... My question is, has anyone else in the forums had success contacting sellers through Facebook? And if so, what would be the most kosher way to go about contacting them? Any tips or tricks would be greatly appreciated!!!

I am looking to create a marketing website for my wholesaling business. After having very small returns from direct mail and moderate from cold calling, I have done some perusing of the forums and podcasts and it appears online marketing is really working well for several investors and seems to be a cheaper investment for the return. I plan for this website to be a source of gathering motivated seller information and a way for them to locate and contact me if they are interested in selling.

My question is, once I create this website, what are some good tactics to raise SEO?  Also I have created a Facebook business page and wondering if anyone was having much success advertising on that platform as well?

@Tom Grimer thanks for the advice! I know this is seriously delayed, but it ended up going to auction. Unfortunately did not buy the property due to the auction price going well above what I determined to be the right purchase price for the property.
