How to Start Probate on Property

Hello everyone! This might seem like a pretty noobish question but I figured....what the heck! What better time to take to the BP forums lol!

So I have a lead who is the only immediate family (brother) member of a deceased person who left behind a rather nice property without a will. So the property is just sitting there belonging to someone who has passed away. How would my lead go about initiating a probate process for the property and is anyone familiar with the costs???
