Pretty crummy tenant situation on my hands. Had to post an eviction notice on Aug 10 because tenants had failed to pay $1700 that was due on Aug 1, couple is going through a divorce now, and I got them to sign a form saying they would move out by Aug 31. Went over there today and there are NO signs of them really having plans to move out. Can't contact them. When sept 1 roles around, if they aren't gone, what are my rights. I told them someone is coming that morning to change the locks. But I realized I might have to have a lawyer or something for that. Any thoughts on how this process usually works. I need them out and out of my life!!!

    I've had to evict, very frustrating situation to deal with.  As you can see, they have a pattern of not honoring their word, so their "agreement "means squat. Follow the law or you will owe them. Do a "clean eviction" as it is termed with a sheriff present that enforces the eviction, not you. Do NOT change locks, utilities or anything of that nature or you are opening yourself up to lawsuits. Also do not unnecessarily harass or communicate with them expect to serve notices by law. Keep it all formal and be patient.
