I decided not to invest in Trenton and believe it or not went with a couple of properties in Detroit, MI and the city is booming. Trenton unfortunately, although it's my state Capitol, is nowhere near the recovery they anticipated. The streets are still a mess. Granted, I know there have been good returns, but since I was unable to find good reliable management there (I live an hr away) I haven't bought anything there yet.

Im glad I found this. Also out of state investor. (I have 3 in Detroit) looking to spread out to perhaps Columbus/Akron/Dayton. @Lyn Starcher. Do you recommend Panzera as a management co?  :)

To wake up this thread, I'd love some info on good reliable property mgmt in the Akron and neighboring areas! I live in NJ have 3 properties in Detroit but dont want all my eggs in one basket :) I love a really good communicator like the one I have in Detroit! PS I have not purchased in Ohio yet, but it looks to be a great possibility. A GREAT agent referral would also come in handy. Thanks to whoever may read this! Happy investing.

FOLLOWING!!!!! I too own rentals in single member LLC. @Jason Bott I just sent you an email :)  (from Loyal 1 Properties, LLC)   NREIG stinks. I found out the hard way Buy cheap and Weep!

I too have NRIEG. I have 3 properties.  It seems that NRIEG Covers very little. We had a wall pipe freeze and burst in my first (2fam) and water everywhere destroyed the rehab we just completed. We are trying to find a loophole or something in what they're calling (NRIEG) the  "master policy"   Do you simply have the basic? They told me the Special which covers much much more isn't offered in Wayne County. I am paying 352.00 per month for 2 single fam and 1 duplex. I was seeking input on any other insurance company that will work with Detroit .. Good for you to see your success. Im an out of town Detroit investor too. My manager is also my agent.

Following... I have an out of state manager who does everything! I'd like to give him a bonus also when I get mine in December from my employer.
