THANK YOU @Mike Register Sr.!!!!!!!  I knew it. Based on the past 10 year charts, the area is at it's low. I lived in Lawrenceville for 10 years. Left in 2004. I have my eyes on MANY properties. But this agent is trying to talk me out it to invest in Ewing, Hamilton. Some good flip deals there too.! I want my first to be a Buy/Hold for income. Of course I will need management, which I found but he said they are at capacity and call him when I actually make the purchase. Zack, did you go to a typical lender for this rental?(bank ) or private money? I have read somewhere to get approval for a mortgage on a income property you must document property management experience for at least two years!  Am I reading that wrong as showing them FUTURE management for 2 yrs or I have to HAVE already 2 years experience which I don not :(   I have my eye a couple of duplex or triplex buildings :!!!  Anyone following can help a girl out, I'd be ever so grateful.  I have a decent amount of $ in stocks I can use as down payment.

Hi all.....Have any of you ever found a foreclosure listing on day 1 and jumped on it without physically going to see it?  Good pictures, great price, medium rehab??   It would be my first and I live an hour from there without a car right now...ADVICE!!!??   :/
