I'm sure glad I found this. I found what could potentially be a lovely old world charmer in Newark, realtor.com doesn't mention the underground tank but I am quite tenacious and found the REO listing agents site and it DOES show oil tank below ground. I simply emailed her. Great info here!!! @Hasan Hamdan  I'd love to have that recommended company you use.  I know this discussion is old, but I hope you see it.

Personally, I'd go with new paneled bi fold doors, I assume no room for pocket door.

In many or most NJ Counties, a kitchen fire extinguisher is a C/O requirement and must be mounted in the kitchen. Can't get a CO without it.!!

Ok so does anyone have ANY OTHER lenders besides Lima for Buy/Hold rental property funding?  One thing I hate, is slow action on important matters. Thanks~

My mom had received SSI disability until the day she passed  :(   It paid her rent.

@Andrew Shepard  you got your  funding approval first I assume? I MAY, I repeat MAY have found my first deal but the agent wants my pre approval before showing me the property which I totally get. I dont want to waste her time.

Hi all!! I know this is an old thread, and hope someone will read this. :)  If it's ok to wholesale in NJ, and use the proper assignable contract,  do you tell you seller what your intentions are? I Me as an honest person, would disclose that I would sell/assign the contract to someone with more rehab experience to finish the deal. I'm sure I'm too honest for my own good, but I'd love some input on this.  Thanks in advance!!

Zack did you get funding from a private/hard money lender or conventional bank? I'm curious because although I have a good $50k in stock investments I dont want to sell them right now especially since there's a great gain and it's year end!! Any and all input is appreciated. Whether in this case (which is also similar to mine) I want to purchase a rental (its pretty much turnkey)  whether to just get financing and payoff later with stock sales proceeds. MUCH MORE SUCCESS to you Zack!

HELP!!!!!!! Bad deal ...so so deal... I have all of the numbers right. It's a turnkey property. Nothing need to be done except a little yard work. Tenant in place. Would be first ever purchase. All cash.... :( I'm confused.
