I personally use Listsource.com. It's very easy to use and I have gotten great results.

Read everything you can. Read books, listen to podcasts, network with experienced investors. I started with wholesaling myself and I learned most of what I know through BP. It's a huge tool and the best part is, you don't have to pay thousands of dollars to some guru.

1) Be confident in yourself and change your mindset. You cannot be successful without investing in yourself first

2) Read everything you can about wholesaling and marketing strategies using BP. Also, listen to podcasts and network with other wholesalers

3) Find a mentor who can touch base with you regularly to field your questions and inspire you.

Take massive action. I'm young and I love when people tell me something's impossible. My best friends are my biggest motivators. Set your goals extremely high. Shoot for the stars and land on the moon. The more action you take, the more luck you will have.

If you truly have a good deal, you shouldn't need to put together a fancy brochure. But some buyers like to see the numbers all laid out.

However, putting together a professional looking folder may help you to establish your credibility. It's a matter of personal preference but I like to always put my best foot forward when speaking with anyone. Good luck!

Hey Brian, you'd probably want to check out virtual wholesaling. If you learn how to set up your infrastructure and build relationships in your area, it could be a great option for you as you begin REI.

It real gives us wholesalers a bad name when there are guys out there doing this. In my business, I strive to give all the info I know to my buyers. I don't leave anything out. It's not a deal unless we all win. Nobody wants to work with a liar.
