Hey Heather,

We offer our management contracts on a month by month basis if that's something you would be Interested in. We actually start all management contracts like that and then sign longer ones after a trial period with new owners. 

With you just purchasing the fourplex and it being a very temporary time it may not fit our criteria for management but we could probably work something out. Let me know if your interested!

Take them to court. Good thing about Alaska is the PFD. Its guaranteed (kinda) money that you can get a judgment against so you will eventually get your money.

Thanks! I usually use communitycrimemap.com it has good resources as well. I appreciate the heads up on construction in the areaz it was looking like it was in the path but couldn't be sure without going there and looking for myself.

Keenan beat me to it. Terry knows his stuff but the classes are mainly focused on property management but they cover most aspects of real estate investing. The meetups are so good as well, REX is currently actively meeting, Landlords Almanac is still virtual last time I checked.

Hello,

My sister in law is currently under contract for a house in Aurora Colorado on Hanover St near E Colfax. We have heard bad things about Colfax, but not especially the North Aurora Division/Hanover where the house is. The house is in pretty good shape, and a pretty good deal. However, we have heard a lot of bad things about the area and I was hoping that someone would have some insight about it. It looks like the schools aren't very good, but it is very close to a lot of things (some new construction nearby, not many rentals in the area except to the West about 20 blocks. 

Any insight would be greatly appreciated! The area seems kind of run down so I was hoping for a few other opinions. I personally have not been there and am going off what they tell me. 

Any help is appreciated!

Bummer, I didnt realize she retired. They dis my stuff for this last year and did a fine job without her at least.

I use Sramek-Hightower. I was with Cathleen Hahn but she merged with them. She owns some rental properties herself and I have had a food experience with them the last couple of years. Worth checking out

Nicely done! Especially with the owner finance. Those are hard to come across around here. Definitely a good experience.
