Buying house in Aurora, Colorado.

Hello,

My sister in law is currently under contract for a house in Aurora Colorado on Hanover St near E Colfax. We have heard bad things about Colfax, but not especially the North Aurora Division/Hanover where the house is. The house is in pretty good shape, and a pretty good deal. However, we have heard a lot of bad things about the area and I was hoping that someone would have some insight about it. It looks like the schools aren't very good, but it is very close to a lot of things (some new construction nearby, not many rentals in the area except to the West about 20 blocks. 

Any insight would be greatly appreciated! The area seems kind of run down so I was hoping for a few other opinions. I personally have not been there and am going off what they tell me.
