Requires Real Estate License:

  • Arkansas, Connecticut, Washington DC, Indiana, Iowa, Kansas, Kentucky, Louisiana, Minnesota, Nebraska, New Hampshire, North Dakota, Ohio, Oklahoma

Requires Real Estate License & Principal Broker:

  • Alabama, Arizona, Delaware, Hawaii, Michigan, Missouri, Nevada, New Mexico, New York, Pennsylvania, Rhode Island, South Carolina, Virginia, West Virginia, Wisconsin, Wyoming
Alaska requires you to be a licensed agent and work under a broker unless if you are an on site manager and reside in the building, or if you manage less than 4 units for another person. No additional requirements besides being licensed. 

Reference: I am a property manager in Alaska, I just wanted to make sure the correct Info was out there. 

Property management is a tough gig, but if you do a half decent job you will outshine the majority of managers out there and it won't be hard to get work.

Hello!

We are in the process of changing over to AppFolio and I noticed the Smart Maintenance option. We currently have a person who handles maintenance requests, but this seems like a pretty cool idea if it works well. 

Does anyone have experience with the smart maintenance option with AppFolio? If so, how was it? Worth trying out?

Hey Jamie,

What are the rents today? Well, that is a very ambiguous question haha. Rents vary pretty drastically all throughout Anchorage. Even block to block you can see some some major difference. Places like Mt. View, fairview you are seeing anywhere from 800 for a 2 bed ( a very run down roach infested 2 bed) to 1250 at the higher end for nice clean places. We even have a couple in the 1400-1450 range, but those are generally townhouse style or have better amenities like garages, etc... Rent has definitely increased though even in these areas and places I was getting 1100 for 2 years ago are now in the 1250-1400 range. 

Rents in the UMED area are always pretty stable, with the averages around 1400-1450 for a 2 bed, but ranging all the way to 2000 range for some very high end ones. 


South Anchorage generally has higher rents as well, and is generally an easier area to rent compared to Fairview, Mt. View, etc.... due to the stigma against these areas. This is not to say that Mt. View and Fairview are necessarily bad areas, you can buy a decent property there and make good cashflow, but you wont get the appreciation you see in other parts of town. 

My recommendations would vary depending on what you are looking for, if you want to self manage/hire a pm, and what your end game goal is. I got started in Mt. View and while it was rough at the start, I know have multiple buildings that cashflow quite nicely with great tenants in them. This let me branch off to start purchasing in Eagle River where I can basically buy a place and forget about it unless there is  a maintenance request. 

If anyone reading this wants me to delve into more details feel free to hit me up. I am not as active here lately as I have been in the past since our company has been expanding and I have been busy but I will do my best to answer any questions anyone has.

Hey Soren, 

It definitely seems like you have the right mindset with reducing your expenses, that will help out significantly. Good news is that you make enough to get out of the hole you dug yourself into. I was in a similar boat about 5 years ago but thankfully not as bad. 

I am not sure how open to this you would be, but there are a ton of grants with the native corporations up here that will pay off your student loans for 20+k/year if you go work out in the villages and help with their medical care out there. I don't know a ton about it, and am not sure if you could do it part time or what but it would definitely be worth looking in to to help pay down that debt. 

Mistakes will happen, but having the right mentality will get you on the right path again. Let me know if there is anything I can do to help out!

I wouldn't bother unless it's a higher end rental, like a nice sfr. Even then probably just in the master bedroom. I have never had any complaints or anyone tell me they don't want to rent a place because it doesn't have ceiling fans.
