Since we dont have taxes in Anchorage there may not be a tax added, but I am not super familiar with Airbnb so I could be wrong.

They arent bad, and are relatively in depth. They come with pro membership, or at least did. Not sure anymore. 

I would just tell some PMs you are debating looking for a manager and ask for a copy of their lease. Then just write your own based off of theirs. Dont steal them of course, but you can use them as a guide. There are also a bunch online you can use as a guide. 

We are constantly updating our leases, as I am sure you will as situations arise that make you add sections. A basic lease to start is fine. Live and learn.

If they do still come with the pro membership though I would recommend just getting pro. It has some nice little perks.

Hey,

Happy to help but need a bit more information. Bragaw is a long road, do you have a cross street you can reference? At 415 I have to assume Mt. View area. Mt View can be rough depending on which part. Mainly harder to get good tenants there due to the Stigma that runs with Mt. View. The closer to Mt. View drive you get the harder it generally is due to the homeless foot traffic. 

How are utility costs? Your mortgage? Are they long term tenants and the units remodeled? If its townhouse style and the tenants pay their own Bill's that makes a significant difference than if you pay the majority of utilities.
